Buildings and Contents Insurance
Buildings insurance for your home not only provides you with vital peace of mind but it is also a requirement of your mortgage lender. For this reason, a policy may need to be taken out quickly once a mortgage offer is accepted and, with so much else going on, it may not get the attention it deserves. Whether you own or rent your home, contents insurance is just as vital. With record claims for floods and with burglaries being a sad fact of life, buildings and contents insurance is a necessary expense.
When taking out buildings insurance you should be covering them for the "reinstatement" or "rebuilding costs" or ensuring that the policy taken has a guaranteed level of cover at least to this level. I recommend that all my clients include accidental damage in their building insurance, although I will give you a quote without if you would like to compare the premiums.
Time and time again, we have found that by looking at the providers we deal with, we can undercut the rates offered by the mortgage lenders own insurance policies. However, cost is not the only factor which needs to be considered: the quality of service in event of claim; the level of cover provided; the ability to pay annually or monthly without a credit agreement; these are all factors of equal importance. We also recognise that each one of our clients is unique and we will therefore try to tailor your policy to suit your individual needs, discussing the level of cover you will need for each aspect of your policy.
Covers Available
Buildings
Covers the cost of rebuilding your home in the event of peril, fire, lightning or flood.
Contents
Covers the replacement of lost or damaged contents of your home.
Accidental Damage
This cover can be included for both buildings and contents for an additional cost. An example of a buildings accidental damage claim would be if you put your foot through the ceiling whilst in the loft, and an example of a contents claim would be if you spilt a pot of paint on the carpet.
All Risks
This extension provides cover for personal effects taken out of the home e.g. an engagement ring. Other extensions offered include freezer contents, money and credit cards and small craft.
New for Old
All contents and All Risks cover is now provided on a "new for old" basis. This means that as long as the sum insured is maintained at a level adequate to replace items as new, insurers will do so. For instance, insurers will replace that old carpet you acquired when you moved in, but which you have accidentally spilt paint on, with a brand new one.
